Josh Villareal’s current sales page puts him in his Navy working uniform, arms crossed, name tape still on, smiling like the VA loan is a family recipe he invented between watch rotations.

Under the smile: former E-5. Seven-figure real estate investor. Empowering hundreds of military members. Then the number that does all the heavy lifting — one billion dollars in combined real estate acquired for those members.

That’s the pitch, in his mouth, before I start throwing receipts.

You’re active duty or a vet. You’ve got a VA loan sitting there like a Costco membership you paid for and never used. Josh says use it at 0% down, stack a DSCR loan and other people’s money, rent the house by the room like a college crash pad with better lighting, and the property cash-flows while you’re still PCS-ing. Ninety days. Results guaranteed. Combined student deals at a billi. His own book: 14 coliving units, 49 more under construction, twenty million on paper.

I still hide Amazon boxes from myself. You think I’m underwriting a twenty-million-dollar coliving empire from a Google Doc?

Who even is Josh Villareal?

Navy. Then digital marketing. Then, in his telling, the 2020 mess killed the marketing thing and he pivoted into houses with a VA loan and other people’s money. Official about copy: born in Los Angeles to immigrant parents, family sent back to the Philippines when he was 14, he stayed, enlisted at 17. Real estate “transformed my life,” reunited the family, financial independence, now he teaches it.

That’s his bio. File it next to the vision board, not a DD-214 packet I pulled from a vault.

The 2023 version of this story had extra seasoning I still only have from his mouth: couch-surfing aunts and grandma, dad in the Philippines grinding 14 hours for five bucks, a first deal that cut him a 96,000 check, retiring from the military, sleeping on an air mattress and house-hacking with roommates after he was already a millionaire on paper, parents home after 11 years. Good movie. Still his movie.

Press from early 2026 (Under30CEO, their release, Irvine / December 2023 launch) repeats the current flex almost word-for-word: 700,000+ using his VA loan, building 49 units worth 20,000,000+, 14 coliving units, “#1 VA Loan Strategist In the U.S.” That’s a crown you buy at the costume store and wear to the mixer.

Public California filings I could actually hang on his name this pass: PNJ Investments LLC, PNJ Development Investments LLC, and Project Seven Studios LLC, El Cajon address, Josh as registered agent. People also float Simply Scale LLC in the same town. I did not get a clean “Josh owns this” receipt, so I’m not pinning it on him. Don’t do the aggregator’s homework for free.

Wiley published a book called The Roadmap to Financial Freedom. That one is a different guy with a different course. Josh’s thing is VA loans and bunk beds.

What Simple Wealth Academy actually is

Not a free VA.gov PDF with a Canva thumbnail. It’s a paid mentorship for service members and veterans who want to turn the VA loan into a rental, then squeeze the house like a hotel that forgot to hire a front desk.

On the mentorship page, the promise is 10 to 20 thousand a month from ownership and rental income. No experience necessary. Submit offers from anywhere. Lifetime Slack. Skool login. Onboarding. Weekly 1:1 with a head coach. Group calls. Action Taker Tuesday. Special guests. Courses with names that sound like a community-college catalog: fundamentals, coliving, VA benefits, rentals, credit repair, advanced funding, cashflow.

Advanced funding, in English: OPM, DSCR, FHA, “and more.” Cashflow course copy still says 15 to 20 thousand like it’s a setting on the microwave.

The “Simple Wealth Guarantee” is the cute part. Find a property that cash-flows within 180 days, or they keep coaching you until you do. That’s not “we wire you the down payment if this goes sideways.” That’s “stay in the Slack.” Lifetime community access so you can stay “up-to-date.” Up-to-date is a lovely word for “please don’t ask for a refund.”

Press also floats Mission 333: get 3 properties in 3 years, teach 3 other military members. A pyramid made of house keys and group chats. Charming. Still a marketing slogan.

Got it? Good.

The pitch, without the gold button

A VA loan with 0% down is a real government benefit. I did not invent that. Josh did not invent that either, even if the landing page talks like he did.

His twist is not “buy a house.” It’s “buy a house, then rent it by the bedroom.” Coliving. Shared-living arbitrage, if you want the LinkedIn version. More leases per roof. More people sharing a fridge. More cash flow on the spreadsheet if the rooms fill and the toilets survive.

Then you pick a buy box — the kind of property that actually works as a rooming house and not as a sad Airbnb with one parking space and a HOA president named Karen — and you hunt those.

That’s the whole trick. Everything else is garnish. Skool. Slack. Lender intros. Templates. A guy in camo telling you the 2026 market is the biggest opportunity of your life, which is what every real-estate funnel has said every year since I got a flip phone.

What that actually measures, when he says “results guaranteed” in 90 days: a marketing sentence. The 180-day guarantee is coaching until you close something. Closing is not the same as cash-flowing. Cash-flowing is not the same as cash-flowing after vacancy, repairs, and the roommate who pays in Venmo requests and excuses.

The student stories, with the volume down

2023 he handed me Ricardo (20, Texas, 36k a year), JJ (Navy, 140k on deal one), and Fernando (zero to 34 units, none of it his cash). 2026 the mentorship page swapped in a new yearbook: Costa and the VA benefits, Chance with 60k in one year and a 675k house at 0% down “now worth 735k,” Makhai and his mindset, Ricardo again but now he’s 21, Anthony’s Louisiana four-plex at 1,500 a month, Brody at 18 “connected with the right people.”

Press adds the 251k-to-850k shopping list, 400 bucks out of pocket, a 24-year-old in a 600k, a 21-year-old in an 850k with nothing down.

I have not been in Ricardo’s property manager app. I have not seen Fernando’s 34 doors. I have not sat at Chance’s closing table. Owned testimonials are owned testimonials. Treat them like a restaurant’s own Yelp screenshots.

And then — this is the honest sentence on his page, so I’m stealing it — they say results vary, are not typical, and they “do not measure earnings or financial performance.” They track completed transactions and satisfaction by voluntary surveys. “You should not… equate reported sales transactions with financially successful transactions.” Many customers do not continue, do not apply what they learn, or apply it and still can’t make the sale work.

That’s the disclaimer doing cardio under a billion-dollar headline. The headline should read the disclaimer. It will not.

Pricing (yes, it’s doing a magic trick)

Homeboy will not print a number and sit still.

The public path is a free workshop. August 16, 2026, 11am Pacific, last I checked. Then a call. Then, if the official payments page is any clue, a PayPal box where you type the amount next to “SWA Mentorship.” That’s not a price. That’s a Mad Lib.

I still don’t have a published tuition. In 2023 I didn’t have one either. One Instagram commenter on a public reel said a woman from the company asked for 4,000 and the chat died when they said no. That’s a comment. That’s not a checkout. Don’t treat a comment like a 10-K.

Also: the “official” WordPress domain, thesimplewealthacademy.com, greeted Chrome with a certificate tantrum and WebFetch with a 503 while I was doing this. The ClickFunnels workshop loaded fine. If you’re going to sell military families a path to generational wealth, maybe don’t let the homepage look like a phishing drill. Just a thought. From a woman who still uses the same password with a 2 on the end.

This pitch is not new

June 2023 I wrote the shorter version. Same VA / OPM / coliving / buy-box triangle. Same 14-and-49 portfolio story. Same billion. Same “no mention of cost.” The 2026 pages grew a Skool login, a 180-day coaching guarantee, Mission 333, and a gold button that wants your phone number before it wants to tell you the tuition.

The physics didn’t change. He put a government benefit in a sales video and called the combined purchase prices a billion-dollar track record. Then he turned the graphic up.

Trustpilot this pass: nothing I could honestly hang on this Josh. BBB: same. Don’t confuse him with some unrelated “Simple Wealth Academy” crypto shop that collected six day-one 5-stars on a different domain. Different circus.

No FTC case. No SEC case. Found none in this pass. Don’t invent a courtroom so the article feels like true crime. Instagram has people typing “Scam!” under a reel. Instagram also has people typing “VA” 40 times to get a freebie. That’s a comment section, not a verdict.

Who this is for (and who should skip)

This is for you if:

  • You’re actually eligible for a VA loan (or you’ve already used it and you’re playing the DSCR / OPM sequel) and you want someone to nag you through a first rental
  • You understand coliving means roommates, not “passive income” in the way a dividend ETF is passive
  • You can survive a sales call that will not show you the price until you’re on the phone
  • You’re fine treating the billion, the 20M, and the yearbook of 18-year-old closers as his yearbook

Skip if:

  • You’re not military / not VA-eligible and you thought this was a generic “buy houses with no money” spell
  • You wanted a public price, a syllabus, and a refund paragraph that isn’t “we’ll keep coaching you”
  • You heard “one billion” and pictured student profit, not combined purchase prices
  • You wanted “passive” and a password. This is landlording with extra group chats

Verdict?

Josh is a real person. The Navy uniform on the sales page is a real uniform. The VA loan is a real benefit. Coliving is a real (and old) way to wring more rent out of a house. Simple Wealth Academy is a real funnel: free workshop, Slack, Skool, book-a-call, custom PayPal.

The ad is spicy. One billion is combined deals he cites. Twenty million is his portfolio claim. Ninety days is a headline. The guarantee is more coaching. Student checks are testimonials. Price is a secret until a closer likes your vibe. The official homepage couldn’t even keep its SSL together the day I looked.

Not a scam per se. Not a billion-dollar profit-share. Useful if you already have the benefit, you want a babysitter for your first (or fifth) coliving deal, and you can live with a sales call that treats tuition like nuclear codes. If you thought Josh invented 0% down, sit down. I wrote this movie in 2023. They just turned the graphic up.

A: Real name on a real Navy name tape. Real California LLCs with his name as registered agent. Real ClickFunnels. Real Instagram. The 7-figure / 20-million / #1-strategist talk is self-reported. Legit operator in the military-real-estate coaching lane. Spicy funnel. Those can both be true.

Q: Is Simple Wealth Academy a scam?
A: I didn’t find an FTC or SEC hammer. I found a hidden price, a billion-dollar combined-deals graphic, owned testimonials, a coaching-until-you-close “guarantee,” and a homepage that threw a cert warning. “Oversells the scoreboard / useful if you actually have a VA loan” lives in a different zip code than “fake company.” Don’t flatten those.

Q: How much does Simple Wealth Academy cost?
A: Public pages: they won’t say. Path is free workshop → application/call. Payments page is a PayPal custom-amount box labeled SWA Mentorship. One IG commenter said 4,000. That’s a comment. Confirm on the call you actually get, then screenshot it, because this man treats a price tag like a classified briefing.

Q: Is the $1 billion student profit?
A: No. Sit down. It’s “real estate acquired” / combined property deals he attributes to military members in his world. Purchase prices stacked. Not “students took home a billion.” His own disclaimer says they don’t even measure earnings.

Q: Did he really make 96k on the first deal and retire?
A: That’s the 2023 origin story he was telling. Current about page is vaguer: numerous deals, substantial portfolio, reunited the family. I’m repeating lore he published. I was not on the wire.

Q: 14 units and 49 more — is that a county record?
A: That’s the number on his site and in his press. Self-report. Could be true. Could be a pipeline, a rendering, and a dream board. I don’t have the rent roll.

Q: What’s coliving, in English?
A: Rent by the room. More leases, more toothbrushes, more group-chat drama about dishes. Higher gross if it works. Also: you’re a landlord with a lot of tenants, not a monk collecting mailbox money.

Q: Do I need to be military?
A: The whole personality is VA loans, deployments, PCS moves, “the only program dedicated to service veterans and active duty.” Civilians show up in the “military and civilian investors” line on the about page. The bait is the benefit. If you don’t have it, you’re paying coaching prices to hear about a loan you can’t use.

Q: What’s a DSCR loan?
A: Debt-service coverage. A rental loan that cares more about the property’s income than your W-2. Popular with investors who already burned the VA match. Not magic. Not free. Not “OPM” just because the acronym has a vibe.

Q: What’s OPM?
A: Other people’s money. Partners, private lenders, the brother-in-law who will bring it up at Thanksgiving. Cute acronym. Still someone else’s cash, which means someone else’s phone call when the water heater dies.

Q: Mission 333?
A: Press-release branding. 3 properties in 3 years, teach 3 other military members. A chain letter with closings. Cute. Still a slogan.

Q: Did Josh write The Roadmap to Financial Freedom?
A: No. Wiley, 2024, different author, different course. If Google mashed them together, that’s Google being a messy roommate. Josh’s book, as far as this pass goes, is a Skool login.

Q: Simply Scale LLC — that’s him, right?
A: Not on the paperwork I could cleanly read. Simply Scale LLC exists in El Cajon with a generic registered-agent company. Josh’s name I could hang: PNJ Investments, PNJ Development Investments, Project Seven Studios. If you’ve got a better filing, send it. Until then I’m not doing fan-fiction SOS.
