Then he walks on camera in a neon pink blazer, chalk in one hand, gold watch doing its job, and turns your listing drought into a word problem from a teacher who actually liked algebra.
That’s the pitch. In his mouth. Before I start throwing receipts.
You’re a licensed agent on the income rollercoaster. Average commission is 5k — he says yours is probably more, but let’s be “safe.” Two closings a month and you’re at 10k. Agents under 10k a month only close about 75% of what they list, so work backwards: 32 listings a year. 128 quality preview appointments. Face to face. Motivated seller. Not already dating another agent. People flake, so set 182. That takes 5,460 conversations a year. Twenty-five a day. Five from FSBOs. Five from new expireds. Five from old expireds. Five from absentee owners. Five from downsizers. Vulcan 7 for the first pile. The Share Group for the last two. Remine if you enjoy a little extra homework. Then the 2.0 Script, the weekly follow-up, and a Reverse Selling listing presentation that makes you the obvious choice.

Who even is Brandon Mulrenin?
Troy, Michigan. Broker/owner at Brookstone Realtors. Author of Reverse Selling: How Real Estate Agents Can Turn Cold Calls Into Clients (August 2021). Host of a YouTube channel third-party trackers put somewhere between 163k and 173k subscribers this pass. I did not sit in YouTube’s basement with a clipboard. That’s a range.
Published bio: mortgage loan officer at Quicken Loans in Detroit. Worked up to AVP at Quicken’s preferred real estate partner, Rocket Homes (used to be In-House Realty). Then he went independent, claims he was listing and selling 100+ homes a year with one assistant and one buyer’s agent, and got named #1 listing agent at Keller Williams Premier in 2014. Launched his own Metro Detroit brokerage in 2018. Same bio also lists him as managing CEO of Brookstone, National Mortgage Funding, Maximus Title Agency, and reverseselling.com.

The 25-conversations word problem, in English
Brandon does not sell you a vibe. He sells you a funnel made of phone calls.
QPA = quality preview appointment. You actually go meet the seller. They’re motivated. They’re not already spoken for. He wants 128 of those a year to get 32 listings, because a lot of listings don’t close. He wants 182 appointments set, because 30% of humans are going to ghost you like you asked them to help you move a couch.
5,460 conversations. Twenty-five a day. That’s the whole religion.
Where do the 25 come from? Not your cousin’s divorce. Not an open house where you eat someone else’s grocery-store cookies and pretend the granite is “a great feature.” Five conversations from each of five buckets: for-sale-by-owner, new expired, old expired, absentee, downsizers. Market-proof, he says. If one bucket dies, you still have four.
The grocery list for those names: Vulcan 7 (new FSBOs, new and old expireds, CRM, dialer, a little training), The Share Group (absentee + downsizers), Remine if you want to make it harder on yourself. Those are his three. I have not been in Vulcan 7’s admin panel. I’m repeating the shopping list.
Then the script. Then the weekly email / call / mailer so you don’t evaporate. Then the Reverse Selling listing presentation, which is the part where you stop sounding like a salesperson and start sounding like the one adult in the room. That’s the brand. 97% of consumers don’t trust salespeople, the book says. Be the 3%.
Got it? Good.
What that math actually measures: activity. Not “you will bank 10k a month.” Conversations are the input. Closings are the output. Those are different animals and he is very happy to let you confuse them if you’re already tired of your broker’s Monday huddle.

Pricing (the ladder finally came out of the closet)
In 2022 I wrote that he doesn’t say what the course costs. You had to book a call and smile at a closer. Progress: the numbers are on the internet now. They just live on four different URLs that don’t all agree about whether the door is open.
Free: 2-hour virtual workshop. 7,000+ agents trained. Workbook + scriptbook + journal + a “1:1 planning session” they value at 300. Total “741, today free.” That’s DVD-table energy taped onto an opt-in. The training itself is the front.
7 dollars: Reverse Selling – Workshops on Skool. Clients On Demand live virtual. Page currently says SOLD OUT and also CLOSED. About 317 members leftover, like a party that ended and nobody took the balloons down.
79: Listing Agent Blueprint. Three hours live, plus the recording. One free month of Listing Agent Academy (they value that month at 97). One free month of Lease Listing Mastery (297 value). “ONLY 100 seats.” Of course there are.
Academy monthly: workshop still treats it like a 97-a-month thing. Older Skool listings had it at 197 a month. The Listing Agent Academy Skool community this pass is a free leftover with ~100 people and a big CLOSED on the door, pointing you at the free Listing Agent Toolkit (~11k members, scripts, planner, “AI Business Consultant”). So if someone in a Facebook group swears it’s 197 a month, they’re holding a receipt from a store that moved.
Inner Circle: 12,000 a year on Skool. About 1,000 members. Five live coaching calls a week. Listing Agent Certification. Daily accountability. Private listing-agent community. Quarterly masterminds. The about letter is a sales letter that never breaks character. “Dear Future Top Listing Agent.” Strength and Honor. The plans page has also shown a 5,000-a-year Premium tagged “Workshop Special Offer Pricing.” That’s cheaper than Standard and named Premium, which is the kind of menu math that makes me want to lie down. Confirm on the cart you actually see. Then screenshot it.

No FTC case. No SEC case. Found none this pass. Don’t invent a courtroom so the article feels like true crime.
Do not paste Florida Listing Academy LLC BBB complaints onto this man. Different company. Different state energy. If your uncle’s Facebook group mashed those together because both have “listing” and “academy” in the name, your uncle is bad at Google.

Verdict?
Brandon is a real broker in Troy with a real book, a real YouTube, and a real Skool that costs real money. The 25-conversations model is internally consistent. It’s also a model. 7,000+ trained is a workshop claim. 100+ homes a year is his claim. 10k a month is arithmetic if the inputs show up and your market doesn’t laugh.
Not a scam per se. Not a gladius. Useful if you already have a license and you actually like prospecting once somebody hands you the five buckets. If you thought Reverse Selling meant you never have to sell, sit down. He reversed the script. He did not reverse the work.

A: I didn’t find an FTC or SEC hammer. I found a math problem, a free workshop, a 79 ticket, a closed 7-dollar Skool, and a 12,000-a-year Inner Circle. “Oversells the certainty of 10k if you dial / useful for listing agents who will actually prospect” lives in a different zip code than “fake company.” Don’t flatten those.
